Deeds of Easement An easement is a right benefiting one piece of land that permits the owner or occupier of that land to do something on or over adjacent property. The most commonly used easement is a right of way, which allows one person to cross another person’s land to reach a main road. Other common easements are ones which allow underground services, such as water, drainage, gas, electricity, telephone cables to pass beneath the land of one or more neighbouring properties, to provide those services to your property. An easement can be granted in a number of ways, but is either most often granted in a deed or acquired by a long period of use by the owner of the land benefiting from the right of that particular easement. Easements can be granted between private individual property owners, or can be granted by a property owner to a large utility company, such as Yorkshire Water, British Gas or Yorkshire Electricity.
