Council House Purchase - "Right to Buy"

that the purchase of your property from the Local Authority will be
dealt with in a safe, speedy, efficient and cost effective manner.
We are experienced in
dealing with right to buy properties, both freehold and leasehold and
are familiar with your requirements and those of the Local Authority.
Although these transactions are usually relatively straight forward, we
are legally bound to comply with the Local Authority Housing Association
requirements.
The process is very
similar to the ‘Property Purchase’ with the following additional
elements to the three stage process described:-
Stage 1: Pre-contract stage

You will receive a ‘RB1’
form from the Local Authority offering you the right to buy your
home. This form must be completed, signed and returned by way of
confirmation that you wish to proceed with your purchase.

The Local Authority will
carry out a valuation on your home and negotiate the purchase price
with you.

Once the purchase price
has been agreed you will then need to instruct Williamsons
Solicitors.

The Local Authority will
forward the documentation and plans to us once they have been
prepared.

Williamsons Solicitors
will then submit a local authority search. Advance payment will be
needed from you for the search fee.

The paperwork relating to
your purchase will only be signed once all enquiries have been dealt
with and the search result received.

Stage 3: Completion stage

The purchase of your home can often only take place on a specific day,
usually a Monday.

All rental payments due to the Local Authority must be paid in full
before completion.
