Home Informations Packs

 

Home Information Packs, commonly referred to as ‘HIPs’ were introduced by the government in relation to all residential properties placed on the market after 14th December 2007.

It was hoped that HIPs would improve the efficiency of the home buying and selling process and reduce the ‘carbon footprint’ by highlighting ways of making the property more energy efficient, such as cavity wall insulation or installing double glazing.  HIPS aim to provide property buyers with better information at the beginning of the conveyancing process in order to improve the speed and certainty of transactions and reduce wasted costs.

The person ‘openly marketing’ the property is responsible for ensuring that the HIP is available and compliant with the HIP regulations.  Failure to comply can result in penalty fees being charged and legal action being taken.  Williamsons Solicitors will ensure that your HIP complies with all legal requirements.  The HIP is not needed for private sales between family members, neighbours or friends or if the property is tenanted.  However, you will still need to supply an Energy Performance Certificate (EPC) in these circumstances. 

A potential buyer of a property can consider the content of the HIP before deciding whether or not to put in an offer for a property.  The documents within the HIP are:

 

  • Energy Performance Certificate (EPC) – all properties on the open market must have an EPC available from 1st October 2008.



  • Evidence of the Title Deeds



  • Local Authority Search



  • Water and Drainage Search



  • Leasehold Information (if appropriate)
