A Break Clause

A break clause (also known as Option to Determine) can be included in a lease to allow either the landlord or the tenant to bring the lease to an end early.

The right for either/or both the landlord and the tenant to end the lease early may arise on one or more specified dates or it may be exercisable at any time during the fixed period of the lease on a rolling basis.  There may be conditions attached to the break clause, and, if so, these will need to be strictly complied with in order to bring the lease to an end early.
