The surrender of a lease by a tenant to its landlord is one way of bringing a lease to an end early (i.e. before the fixed period or the lease has expired).
It is a consensual arrangement between the landlord and the tenant. The surrender of a lease is usually by deed (a form of legal document) but there are certain circumstances when a lease may be surrendered automatically from the conduct of the landlord and tenant. As this can be uncertain it is usually preferable for both parties, for the sake of certainty, to have the surrender documented by deed.W
